Property Strategy

The strong cash flows from our ports business provide a security of earnings and complement the longer-term property goals. With 450 acres and over five miles of shoreline under ownership, the Group aims to develop these areas and create value from property for the benefit of shareholders. The Market Value of these assets under development is £277m (December 2006).

Valuation growth annually is a key objective for the Group and with this in mind the property division is investing in the infrastructure at Western Harbour and Granton as part of the long-term regeneration of the area. In addition the area around the Port of Leith is also subject to a master-planning application that will see the area – ‘The Hub’ - form an attractive and vibrant heart for Edinburgh’s waterfront.

Collectively, this redevelopment represents one of the most significant urban regeneration projects in Europe and its success as a destination will be delivered through a combination of attractions, infrastructure, services and brand management. This will be informed by a brand mastervision for the area that will define the experience and sense of place we aim to create.
